Challenges: articulated timber roof; concealed connections; thin slabs

1640 14th Street is a three-story mixed-use building occupying a prime Santa Monica location across from Memorial Park. The 38,871-square-foot, ground-up building includes creative office spaces, ground-floor retail space, and one level of below-grade parking stackers.

The award-winning design features an articulated heavy timber roof construction and large store-front facade panels, adding warmth to the interior space with natural light. We carried out concealed seismic detailing, including knife plates and anchorage located above the roofscape, to ensure the integrity of the signature wood roof.

We spent significant effort modeling the slender columns and thin structural slabs featured throughout the complex. A sustainable and biophilic approach was tantamount to all involved with the project. Thus, in order to introduce skylights and clerestories that filter in ample sunlight throughout the space, we devised a method of interrupting the diaphragm load path, which allowed us to introduce significantly more glazing.
